The board will present the proposed 2026 community budget for homeowner review and vote. Your attendance and vote are needed to approve the budget so the association can begin operating properly.

Assessments are suspended until the board approves a new budget and recovers the financial ledgers from the prior management company. Once a proper accounting is completed, homeowners will be notified of any balances. No payments are required at this time.

The proposed 2026 community budget has been distributed to all homeowners. Your vote is needed to approve the budget so the HOA can resume normal operations, including dues collection, vendor payments, and community maintenance.
We need 34 homes to approve. If we don't reach quorum, we'll have to restart the process — delaying everything further.
On April 6, 2026, a Summary Final Order was issued by the Florida Department of Business and Professional Regulation (DBPR) regarding the governance of Pineloch Homeowners Association, Inc. The Order confirms the outcome of the recall process and establishes the current Board of Directors.
The prior Board of Directors was successfully recalled by the membership. The recall became effective based on statutory requirements.
The arbitrator determined that required procedures to challenge the recall were not properly followed. As a result, the recall was deemed valid by operation of law.
The Order identified procedural deficiencies in how prior meetings and actions were conducted. Certain actions taken during that period were determined to be invalid or without proper effect.
Arguments regarding specific ballots were reviewed. The arbitrator determined that these issues did not alter the validity of the recall.
The following individuals are recognized as the current Board of Directors: Ryan Morales (President), Daniel Montero (Vice President), Carey Bagley (Vice President), Robert Self (Secretary), and Anabel Ruiz Marquez (Treasurer).
The prior board and agents were directed to turn over all Association records and property. This includes financial records, contracts, and operational documents.
The Order requires that turnover of records occur within a specified timeframe. The current Board is actively working to ensure compliance.
The Association is now operating under new leadership. Financial records and operations are currently being reviewed and organized. Steps are being taken to ensure transparency, proper governance, and compliance with Florida law.
The Board will continue to provide updates as records are received and reviewed, financial information is organized, and community decisions are presented for homeowner input.
